Sydenham Hill Estate Resident Update, 19 September 2023

Dear Neighbours,

Further to our previous letter on Monday 21st August, we are writing to update you on the ongoing progress relating to the groundworks following the discovery of asbestos in the ground at Mais House.

Ground Surveys at Otto Close

Site investigations are complete with analysis of all samples due to be reported by 29th September. To date no asbestos has been detected.

Remediation works programme

The remediation strategy has been approved by the local planning authority and specialist contractors have been appointed to remove the asbestos in accordance with Health and Safety Executive (HSE) guidelines.

Site control surveying and marking out of grids will be undertaken during the week commencing 18th September. Following this, from Monday 25th September, specialist contractors will be on site to remove area specific samples for further testing. These samples will be taken safely off-site for testing, with results expected within 1-2 weeks. You may see contractors in white suits carrying out the sampling, they will change on site and take all precautions to ensure that there is no contamination risk carried outside the site boundary.

We want to reassure residents that the discovery of asbestos on the site has posed no risk to their safety. The specialist contractors appointed will ensure that its removal is carried out in a safe, contained environment, ensuring that exposure to the wider environment does not occur.

We anticipate that piling works should commence at the start of November but will keep you informed and updated when we know more.
