Sydenham Hill Estate Resident Update, 21 August 2023

Dear Neighbours,

 

We are writing to inform you that our ongoing ground investigation efforts have uncovered traces of asbestos in trial holes beneath the foundations of Mais House.

 

The commencement of piling works has been put on hold until further ground investigations can be undertaken to assess the full extent of the contamination. 

 

Following this a remediation strategy will be prepared and approved by the local planning authority and specialist contractors for site-wide remediation will be appointed to remove the asbestos in accordance with Health and Safety Executive (HSE) guidelines.

 

Depending on the nature of asbestos being removed, there are different techniques, but the contractor must legally ensure that removal is carried out in a safe, contained environment, ensuring that exposure to the wider environment does not occur.

 

We want to reassure residents that this discovery has posed no risk to their safety.  There is no public access to where the trial holes are situated within the secure hoarding.  As the asbestos is contained within the ground there is no risk to vulnerable residents, children or pets.

 

Furthermore, ongoing groundwork investigations are in progress at our Otto Close site. In the event that asbestos is detected at this location, we pledge to promptly inform you of any developments.

 

We will keep you informed and updated on our progress on the above and update you on how this will affect the project timeline.  At this time, we hope to start remediation works by the middle of September and anticipate that these could take between 6 and 8 weeks, with piling commencing thereafter.
